Come for a Short Stay!
Short Stays (less than 7 nights) have a 3 night minimum and are accepted in
advance for the OFF SEASON ONLY. Short Stays are also accepted for the Pre or
Post Season 2 weeks prior to arrival with the Owner's approval.

Short Stay Rate Formula
Calculating Short Stay Rate:
Weekly Rate (for the season you wish to come) divided by 5...
multiplied by the number of nights.
Example: $1,000 divided by 5 = $200
$200 X 3 nights = $600 Short Stay Rate
(plus taxes, etc.)

Reservation Information
Payments:
After placing your reservation you must remit at least 50% of the Rental Amount + Reservation Fee + Accidental Damage Protection Fee
(+ Optional Travel Insurance). You will have ten (10) days to
return a signed copy of your lease along with your payment or your reservation will automatically be
cancelled without further notice. Your final payment is due 30 days prior to arrival. This payment
includes: The Balance of Rent + Taxes.
Method of Payment:
To confirm your reservation, simply mail a check for 50% of the rental amount along with your signed
lease, or you can pay with a credit card online. If you prefer to pay by credit card just click on
the VISA/MC icon located on the www.siebert-realty.com home page. Keep in mind that credit cards are
processed by a third party vendor who charges a processing fee of $49.95 per transaction. (Credit card fee subject to
change.)
Personal checks are accepted only if received at least 30 days prior to arrival. If reservation and
payment is made less than 30 days from arrival, Certified Funds are required. A $30 fee will be charged
for all returned checks.

Last Minute Rentals:
If you place a reservation less than 40 days from arrival, the Total Balance is due in full and must
be Certified U.S. Funds: Cashier's Check, Money Order, or Credit Card Online (MC / VISA).
Your payment must be received by the following due dates: Reservations placed: 40 - 22 days from
arrival: Certified funds due within 2 Days. Reservations placed: 22 days or less from arrival:
Certified funds due within 1 Day (Overnight Express)
Accidental Damage Protection:
The Accidental Damage Protection Fee applies to all rentals 21 days or less and protects you
in the event of loss or damage to the rental property resulting from you or others in your party; however,
this plan does not cover damage as a result of negligence or willful and wanton conduct. You must notify our
office of any damage or loss during your occupancy and receive a written copy of your report.
Optional Travel Insurance:
A Travel Insurance brochure will be mailed along with your reservation
letter and you will notice a Travel Insurance Fee on your reservation letter.
This insurance policy covers cancellations due to "unforeseen circumstances"
such as unexpected illnesses, deaths, or mandatory evacuations in the event
of a hurricane. This plan is completely OPTIONAL and is being offered as a
way to help you recover your rental investment should it become necessary.
It must be purchased when making your initial rental payment.
Pet Fee:
Most properties do not accept pets. However, those that do are indicated with a pet icon & require a
non-refundable pet fee of $100 (for each pet / limit - 2 pets) to aid in cleaning/fumigation expenses.
No pets are allowed without Agent's specific written approval in advance & pet fee paid. Any unauthorized
pet on premises shall result in automatic forfeiture of all monies paid and immediate eviction without
refund. Pets must be kept on cottage premises. City ordinance prohibits pets being walked without a leash
or running loose on beach. From Memorial Day to Labor Day pets are only allowed on the beach before 10am
and after 6pm.
Cancellations:
All cancellations must be in writing. All monies paid by guest, less a
cancellation fee of 18% of the total rent plus any non-refundable fees,
will be refunded ONLY IF the
property is re-rented for the same rate and time. If the property is not
re-rented, guest will not receive a refund regardless of the reason. Any
change or transfer on a confirmed reservation will be
subject to a $40 transfer fee provided the original reservation is re-rented
for same rate and time. A Travel Protection Plan (Cancellation Insurance) is
available and highly recommended.
Repeat Guests
As a courtesy to our repeat guests, beginning May 1, 2008, if you have
a confirmed 2008 reservation (with 50% paid) you may call and reserve
the same house and week for 2009. Simply give us your 2008
reservation lease number when you call.(Guests with an Easter Week
reservation may reserve Easter Week for the following year even when it is
a different week.)
General Public
Beginning Monday, June 2, 2008, on a first-come, first-serve basis, you can
reserve any beach home for a week in 2009.
Early Reservations Payment Options
If the 2009 rate is known at the time the reservation is placed, you have the
option to pay either a $50 "Holding Fee" (to hold the reservation until
September 10, 2008 and pay the 1st deposit) or to pay 1st deposit (50% of the rent)
within 10 days. The $50 fee is optional and will be applied towards the rent. Due to
the high demand for our rentals, if a payment is not received within 10 days
(either 1st Deposit or $50 fee), the reservation will automatically be cancelled
without further notice.
